Terms and Conditions

1. Booking & Payment
To confirm your sanctuary at Abitare Retreat, a 50% deposit is required at the time of booking. The remaining 50% balance is due exactly 21 days prior to your scheduled arrival. If the balance is not received by this date, the reservation may be subject to cancellation.
2. Cancellation Policy
We aim to be as flexible as possible while maintaining our boutique experience:
- Full Refund: Cancellations made more than 21 days before arrival are 100% refundable.
- Partial Refund: Cancellations made within 21 days of arrival incur a 50% fee.
- No-Show: In the event of a no-show, the total price of the reservation will be charged.
3. Check-In & Check-Out
- Check-In: From 15:00 (3 PM).
- Check-Out: By 11:00 (11 AM).
- Early/Late Access: Subject to availability and a €30 flat fee. Please contact us 24 hours in advance to request.
4. Keys & Access Fobs
Your reservation includes one standard key-fob for access to the apartment and complex facilities.
- Extra Key-Fob: Should you require an additional key-fob during your stay, it is available to rent for €15 per day.
- Lost or Damaged Fobs: A €50 replacement fee applies for any lost, damaged, or unreturned key-fob. Please note: if you lose your fob and require a replacement to continue your stay, the new fob will be treated as an “Extra Key-Fob” and will incur the standard rental fee of €15 per day from the day it is issued until your check-out date.
5. House Rules
- Occupancy: Only the number of guests specified in the booking are permitted on the property. (Note: Up to 2 guests, only the main bed is prepared. If 2 guests require the use of the sofa bed, the reservation must be updated to 3 guests to cover the additional linen/setup fee).
- Serenity: To respect our neighbors and the retreat atmosphere, parties and loud music are strictly prohibited. Quiet hours are from 23:00 to 07:00 (11 PM – 7 AM).
- Smoking: Abitare Retreat is a 100% smoke-free interior. Smoking is permitted only on the private patio.
- Pets: While we love animals, the apartment is currently a pet-free zone to ensure an allergen-free environment for all guests.
6. Damages & Cleanliness
Guests are responsible for any damage caused to the property, its contents, or missing items during their stay. Abitare Retreat reserves the right to charge the payment method on file to recover costs for documented damages or lost items. Please report any accidents immediately so we can assist.
Cleaning Note: A “Mid-stay Clean” is available for €50 (includes fresh linens and towels). To ensure a thorough service and for health and safety purposes, the apartment must be vacant during the cleaning period.
7. Liability
Abitare Retreat is not responsible for any personal injuries, loss, or damage to guest property during the stay. We highly recommend all guests carry valid travel insurance.
7. Pool & Parking
- Pool: The shared swimming pool is used at the guest’s own risk. Children must be supervised at all times.
- Parking: One designated “Private Parking” spot is provided free of charge. Please use only the assigned space marked for Abitare Retreat.
8. Breach of Terms & Termination of Stay
Abitare Retreat reserves the right to terminate a guest’s stay immediately and without refund if any of these Terms and Conditions are breached. This includes, but is not limited to, exceeding occupancy limits, causing significant noise disturbance during quiet hours, or engaging in illegal activities on the premises. In the event of a serious breach, the host reserves the right to request the immediate removal of all guests from the apartment.
