Terms and Conditions

1. Booking & Payment

To book your stay, please submit an inquiry through our website with your preferred dates. We will confirm availability and send you a price quote directly. Once you accept the quoted price, full payment is due via bank transfer within 48 hours to secure your booking.

Your reservation is only confirmed once we have received full payment. If payment is not received within this 48-hour window, the dates may be released and offered to other guests. All payments are made in Euros (€); any fees charged by your own bank for the transfer are the responsibility of the guest.

For security reasons, we may also ask for a copy of your ID or passport, proof of travel such as your flight tickets, or a small refundable deposit ahead of your stay. This helps us verify guests and keep the property safe for everyone.

2. Cancellation Policy

We aim to be as flexible as possible while maintaining our boutique experience:

  • Full Refund: Cancellations made more than 21 days before arrival are 100% refundable.
  • Partial Refund: Cancellations made within 21 days of arrival are refunded 50%, with the remaining 50% retained to cover the lost booking opportunity.
  • No-Show: In the event of a no-show, no refund will be issued.

Refunds are returned by bank transfer to the account the original payment was sent from.

3. Check-In & Check-Out

  • Check-In: From 3pm.
  • Check-Out: By 11am.
  • Early/Late Access: Subject to availability at no additional cost. Please contact us 24 hours in advance to request.
  • Pre-Arrival Information: You will receive full check-in instructions, access details and any other essential information for your stay by email or WhatsApp the day before your arrival.

4. Keys & Access Fobs

Your reservation includes one standard key-fob for access to the apartment and complex facilities.

  • Extra Key-Fob: Should you require an additional key-fob during your stay, it is available to rent for €15 per day.
  • Lost or Damaged Fobs: A €50 replacement fee applies for any lost, damaged, or unreturned key-fob. Please note: if you lose your fob and require a replacement to continue your stay, the new fob will be treated as an "Extra Key-Fob" and will incur the standard rental fee of €15 per day from the day it is issued until your check-out date.

5. House Rules

  • Occupancy: Only the number of guests specified in the booking is permitted on the property. (Note: For 2 guests, only the main bed is prepared. If a third guest requires the use of the sofa bed, the reservation must be updated to 3 guests to cover the additional linen/setup fee).
  • Serenity: To respect our neighbours and the retreat atmosphere, parties and loud music are strictly prohibited. Quiet hours are from 11pm to 7am.
  • Smoking: Abitare Retreat is a 100% smoke-free interior. Smoking is permitted only on the private patio.
  • Pets: While we love animals, the apartment is currently a pet-free zone to ensure an allergen-free environment for all guests.

6. Damages & Cleanliness

Guests are responsible for any damage caused to the property, its contents, or missing items during their stay. In the event of documented damage or loss, Abitare Retreat will send the guest a detailed invoice for the cost of repair or replacement, payable by bank transfer within 14 days of the invoice date. Please report any accidents immediately so we can assist.

Cleaning Note: A "Mid-stay Clean" is available for €50 (includes fresh linens and towels). To ensure a thorough service and for health and safety purposes, the apartment must be vacant during the cleaning period.

7. Liability

Abitare Retreat is not responsible for any personal injuries, loss, or damage to guest property during the stay. We highly recommend all guests carry valid travel insurance.

8. Pool & Parking

  • Pool: The shared swimming pool is used at the guest's own risk. Children must be supervised at all times.
  • Parking: One designated "Private Parking" spot is provided free of charge. Please use only the assigned space marked for Abitare Retreat.

9. Breach of Terms & Termination of Stay

Abitare Retreat reserves the right to terminate a guest's stay immediately and without refund if any of these Terms and Conditions are breached. This includes, but is not limited to, exceeding occupancy limits, causing significant noise disturbance during quiet hours, or engaging in illegal activities on the premises. In the event of a serious breach, the host reserves the right to request the immediate removal of all guests from the apartment.
